Majhe Ghar – Majhe Adhikar: What the State’s New Housing Vision Means for Citizens and Developers

04 June 2025

As a long-time observer and participant in India’s evolving real estate sector, I see Maharashtra’s new housing policy, Majhe Ghar – Majhe Adhikar (My Home – My Right), as a defining step toward inclusive urban growth. The state’s ambitious goal of delivering 3.5 million affordable homes by 2030 reflects not just a number — it is a mind-set shift.

What stands out to me is how the policy looks beyond just providing homes to the usual low-income groups. It also includes support for working-women, senior citizens, students, people with disabilities, and even families who need a temporary place to stay near hospitals. This shows a deeper understanding that housing needs are not one-size-fits-all. People need homes that suit their stage of life, job, or personal situation. The policy recognises that a home is not just a roof over one’s head—it’s closely connected to a person’s daily life, work, well-being, and dignity.

For citizens, the emphasis on locating housing near workplaces, healthcare, and industrial hubs is a thoughtful touch that will improve daily lives. The introduction of a digital portal to streamline application tracking and information access is a smart move, matching today’s demand for transparency and convenience.

For developers the policy opens clear doors. The creation of a dedicated land bank and encouragement of public-private partnerships mean we have both opportunity and responsibility. There’s support for innovative models too — think self-redevelopment and CSR-backed housing projects for students and working women. This structured approach can help us balance scale, profitability, and social impact, which is essential for sustainable growth.

This policy is not about quick fixes or isolated projects; it’s a comprehensive vision for building smarter, more inclusive cities. Maharashtra is setting a benchmark for the future of urban housing in India. But the real work begins now — delivering on these promises will require seamless collaboration between government, developers, and communities.

I’m optimistic. Majhe Ghar – Majhe Adhikar aligns with the industry’s evolving role — from mere builders to creators of meaningful, future-ready homes. For citizens, it means dignity and stability; for developers, a chance to innovate responsibly and at scale.

This is a defining moment for Maharashtra’s real estate sector — and I believe it’s a model other states should closely watch, learn from, and adopt.
